What is luxury STR ownership? +
Fractional ownership allows multiple investors to co-own shares of a luxury short-term rental (STR) property. Instead of buying an entire $2M STR unit, you can invest as little as $100 and own a fraction of that asset. You earn quarterly distributions from rental income and participate in property appreciation when the asset is sold.
How is this SEC-compliant? +
HotelierX uses Regulation A+, which allows us to raise up to $75M per asset per year from both accredited and non-accredited investors. Each property is wrapped in a Florida Series LLC SPV structure, filed with the SEC, and managed through regulated broker-dealers (DealMaker) and transfer agents (Carta). All investors go through KYC/AML verification via Persona.
What's the minimum investment and who can invest? +
The minimum investment is $100. Both accredited and non-accredited investors can participate thanks to our Reg A+ structure. We also accept international investors through our Reg S offshore track. Family offices and institutional investors can invest $250K+ directly.
What's the expected return and when do I get paid? +
We target 8-14% net annualized returns based on Miami luxury STR market benchmarks. Investors receive quarterly distributions from rental income (after operating expenses). Additionally, you participate in asset appreciation when properties are sold (typically 3-7 year hold periods). Returns are never guaranteed and depend on property performance.
Who manages the properties? +
Properties are managed by HotelierX's in-house Hospitality OS — a full-stack operations platform built by our founder who has 14+ years managing 200+ luxury STR units with $17M in annual revenue across portfolios. We use AI-powered dynamic pricing (PriceLabs), professional PMS (Guesty), smart access (Operto), quality control (Breezeway), and 24/7 guest support. You don't lift a finger — we handle everything.
What is the investment hold period? +
Investments in HotelierX properties should be considered illiquid with typical hold periods of 3-7 years. Returns come from quarterly distributions and asset appreciation realized upon property sale or refinancing. We do not currently offer secondary market trading or early exit options.
What makes HotelierX different from Arrived or Pacaso? +
Arrived focuses on single-family rentals (4-5% yields, no hospitality operations). Pacaso targets luxury vacation co-ownership for personal use only ($200K+ minimums, no yield focus).
